Los Angeles | $1.775 Million

A 1947 ranch house with four bedrooms and three bathrooms, on a 0.2-acre lot

Valley Village, a family-friendly neighborhood between Sherman Oaks and North Hollywood in the San Fernando Valley, offers easy access to some of the Los Angeles’s largest television studios: CBS Studio Center is less than two miles away, and Warner Bros. Studios, in Burbank, is about a 15-minute drive.

This property is a few blocks from Valley Village Park, which has a playground and picnic area, and from a stretch of Riverside Drive that has a French cafe and a Mediterranean restaurant. A Gelson’s supermarket is less than a mile away, and Colfax Charter Elementary School is a two-minute drive or a 10-minute walk.

Size: 2,522 square feet

Price per square foot: $704

Indoors: A privacy wall separates this property from the street. The front yard is landscaped with stone and drought-tolerant plants, and the entry is set in a covered brick porch.

The front door opens into a living room with hardwood floors and large windows that fill the space with natural light. A few paces beyond is an open kitchen with new appliances, open shelving made from reclaimed white oak and a center island topped with quartz. Nearby is a space that the sellers use as a dining area.

The adjacent family room has a white brick fireplace and glass doors that open to a side patio. Around the corner is the primary suite, which has direct backyard access and a bathroom with a steam shower.

Across the hall is a recreation room big enough to hold a desk and sofa. It faces the pool and is connected to a full bathroom with a combined tub and shower.

Two guest rooms are at the front of the house, off the living room. They share a bathroom with a tub and shower lined with subway tile and a vanity with two sinks.

A loft, accessible from a staircase in the family room, could be used as a third guest room. It has a private outdoor deck with built-in benches and a fire table.

Outdoor space: The brick patio off the family room has a white pergola that serves as an outdoor dining room, with a bubbling fountain nearby. The backyard is covered in artificial grass that extends to a saltwater swimming pool surrounded by brick. A tall lemon tree stands at one end of the pool. The gated driveway has an electric vehicle charger.

Woodside | $1.8 Million

A cottage built in 1930, with three bedrooms and two bathrooms, on a 0.3-acre lot

This home, made of reclaimed wood from abandoned railroad tracks, was originally built as a vacation property marketed to residents of San Francisco and Sacramento. Today, Woodside is a tight-knit community with full-time residents, many of whom meet regularly at Alice’s Restaurant, a local spot named for the Arlo Guthrie song. Across the street from Alice’s is a small market and deli, and there are more dining options in downtown Woodside, about 15 minutes away by car.

While the town has a remote feel, it is within commuting distance of much of Silicon Valley: San Jose is a 40-minute drive; Palo Alto and Mountain View are about 30 minutes away.

Size: 1,453 square feet

Price per square foot: $1,258

Indoors: At the top of the driveway, wood steps ascend to a deck and the front door, which opens into the main living area.

This space has high, pitched ceilings with exposed beams that are original to the house. The wood floors are newer and include radiant heating. Along one side of the room, set up as a dining area, a wide window faces the deck, with a view of the redwoods beyond. Along the other wall is a rock fireplace. Several stained-glass light fixtures illuminate the space, which also gets ample light from south-facing windows.

The kitchen, to the right, has quartz countertops and recently installed appliances, including a six-burner gas range.

Two bedrooms are on this level, off a hallway that extends from the living room. To the immediate left is a room currently used as an office, with a closet that holds bookshelves and a window that looks out at one of the property’s mature trees. The bedroom next door has a private deck, with stone steps that lead to a hammock hung between two trees. Across the hall is a full bathroom with a single vanity and a combined tub and shower.

On the lower level, in an addition built by a previous owner, is the primary suite. The bedroom is sunny, thanks to two large windows; sliding doors conceal a walk-in closet and bathroom with walk-in shower. A laundry room with a sink is also on this level.

Outdoor space: The south-facing deck off the living room receives good light in the morning and afternoon and is big enough to hold a dining table and barbecue. The landscaping across the property is drought tolerant. The detached garage holds one car.

Taxes: $22,500 (estimated)

Murrieta | $1.798 Million

A modern farmhouse built in 2003, with three bedrooms and two and a half bathrooms, on a five-acre lot

La Cresta, a community in the hills of southern Riverside County, has numerous horse trails and expansive lots, with few houses on less than five acres. This property is adjacent to the Santa Rosa Plateau Ecological Reserve, about 9,000 acres of protected land, so the views will remain unobstructed.

Many local residents commute to Orange County; Laguna Beach and Irvine are a little over an hour away. Palm Springs is a 90-minute drive, and San Diego is about the same distance.

Size: 3,049 square feet

Price per square foot: $590

Indoors: The front door is set in a wide front porch with a view of the property’s lavender field. Across the threshold is a small foyer. The living room, to the right, has white shiplap-covered walls, a fireplace and a windowed alcove currently used as a breakfast nook. The dining room, to the left of the entry, has open shelving, custom cabinetry with goldtone hardware and a subway-tile backsplash that continues into the kitchen, at the back of the house.

A laundry room with a sink and a powder room with a view of the flowering plants outside are also in this part of the house.

All three bedrooms are off the second-floor landing. The primary bedroom has large windows overlooking the lavender field and an en suite bathroom that has a shower with glass walls and a soaking tub. The two guest rooms share a full bathroom with an updated shower and tub. A den with sloped ceilings and an alcove area is also on this floor and could be used as an additional guest room.

Outdoor space: A paved terrace behind the house offers dramatic mountain views and has a fire table and space for a dining table. From the terrace, stairs descend to a patio with a wood-burning fireplace. This part of the property faces the lavender field. A greenhouse, attached to the home on the first floor, has mountain views and could be used as a sunroom. The attached garage holds two cars.
